There are pros and cons about using an agent. There are many houses on the market today that are “for sale by owner”. In fact it is getting to be the trend more and more. I will even see “owner finance” or “rent to own”. It takes a lot of time and hard work to sell a house on you own. That is why an agent gets the commission he/she does. (https://www.owner.com )

How do I decide on a price? There is a website I can go look at: https://www.housevalue.com is a good place to start. There is also https://wwwHouseValue.realtyNow.com where I can check the value of my house and compare the prices of houses in my area.
How do I go about showing my house?
There is a list that real estate agents go by; they use “busswords” like “Curb appeal” and “staging the house”. Curb appeal means just what says. If I stand at the curb and look at the house what do I see? Simple things like mowing the grass, picking up the clutter in the yard maybe a touch of paint. Are the gutters hanging or the shutters falling off? Nobody is going buy a house if they have to do repairs unless they are looking for a handyman’s special. Staging the house is that, I can either do this myself or hire someone to come in and stage the house. Remove all personal items. Such things as family pictures, awards, books, and DVD collections should be removed. Any large furniture or other large items that make the rooms look smaller also.
Thoroughly clean the house
Wash or paint the walls, clean the fireplace, deodorize the house. If I was a smoker this is the one thing I would really want to do. Cigarette smoke will turn off any potential buyers. I happen to have two dogs and pet odor is another turn off for potential buyers. (https://wwwrealstate.com )
In most states the owner has to have the house inspected. The inspection is usually done by the local housing inspector. He/she will look for termites and black mode and is the house up to code. If the inspector fines either one, the house cannot be sold. So, before the housing inspector comes I will want to have the house fumigated and scrub the basement walls with bleach to remove the black mole. I might want to pray that the house is up to code. Now the house is ready to be put in the internet along with pictures.
